Shenandoah Medical Center

Shenandoah Medical Center in Shenandoah, Iowa selected Graham when the time came to add space to accommodate their growing volumes. Their 30-month project consisted of a new 45,000 square foot Medical Office Building that houses both their Family Practice Clinic and Outpatient Specialty Clinic. They also addressed some other needs by renovating and expanding their Emergency Department and relocating their Lab services area. The relocation of the Lab allowed for a much-needed expansion of their Surgical Suite. The three-phase project has turned over the MOB while the 24,000 square foot of renovation turn over approximately one year later.

Some of the challenges during construction included; keeping the existing Lab operational within a Surgery Suite that was undergoing a complete renovation, remodeling the Emergency Department in multiple phases to allow the department to remain open, value-engineering $3MM out of the original cost to bring the project within budget, and completing over $400,000 of owner added scope items without adding additional time to the overall schedule. There was also 6 weeks of rain delay during completion of the site work and exterior of the new MOB. Graham was able to absorb this delay into the schedule and finish on time.
