Graham Construction Company was selected through an interview process as the Construction Manager for the AIA Iowa Office Relocation Project. AIA Iowa chose to relocate to a new highly visible location in downtown Des Moines when their lease expired in their old location. This gave them the opportunity to showcase their mission of sustainable design concepts to a very large audience. The space occupies 2260 square feet and contains private and open offices for the staff, a work room, display space and a large conference room. Through an exhaustive design and value engineering process, the team was able to incorporate many sustainable design features using the LEED for Commercial Interiors v2.0 rating system, while still maintaining a reasonable project budget. Significant LEED CI points were achieved through the use of highly efficient designs of the HVAC and lighting systems, use of materials with recycled content, regionally manufactured and processed materials and low emitting materials, along with diverting over 75% of the construction waste from the landfill. Additionally, the team is anticipating receiving 5 points for Innovation and Design by incorporating ergonomic work stations, task lighting and producing an educational video of the entire sustainable design and construction process. The team is anticipating receiving a Gold certification for the project with a possibility of reaching the Platinum level.
